Lease Terms

An apartment lease agreement is a legally binding contract between a landlord and tenant that outlines the terms and conditions of renting an apartment. It includes information such as the length of the lease, rent amount, security deposit, and rules and regulations for living in the apartment. No matter where you live, always make sure you understand the terms of your lease before signing!

Application Process

Time: Creating an account and filling out our short application form typically only takes 5 minutes! 

Application Fee: $35/person (Non-Refundable)

Lease Terms

Length: Year-Long Contracts 

Security Deposit: $600 

Guarantor or Co-Signer: A Co-Signer is only required if you do not have a qualifying credit score or meet the income requirements.

 

Pricing Structure:

  • Rent: Price varies based on the selected floorplan – see our floor plans.
  • Basic Utility Package: Monthly flat rate of $65 for water, sewer, WiFi, garbage & gas.
  • Parking: Monthly rate of $15 per vehicle.*
  • Electricity: Not included in lease. You will make your own electricity account with Rocky Mountain Power within 24 hours of moving into your apartment.

*Each apartment is required to have 1 parking pass to ensure there is adequate parking for all residents. Even if you don't have a vehicle, we assign a parking permit to you in the lease to ensure all residents have equal access to parking throughout the duration of their lease. There is a 2-vehicle limit per apartment.

  • How do I pay rent?  
    • Please log in to your resident portal and click on the payments icon in the top navigation bar. You have the option to pay rent in 1, 3 or 12 installments. Contact the office for more info. 
  • How do I submit a service request? 
    • Log in to your resident portal and scroll down from the resident dashboard to the service request section to submit your maintenance request ticket. 
  • How do I do laundry? 
    • University Courtyard has a convenient laundry room on-site with free to operate washers and dryers. 
  • How do I get parking? 
    • Each apartment is required to have 1 parking pass to ensure there is adequate parking for all residents. Even if you don't have a car, we assign a parking permit to you in the lease to ensure all residents have equal access to parking throughout the duration of their lease.
